Prominent developer to purchase Hilton Bayfront in downtown St. Pete for $96 million
A significant development is on the horizon for downtown St. Petersburg, as the esteemed Kolter Group from Delray Beach is poised to acquire the iconic Hilton St. Petersburg Bayfront for a staggering $96 million. Situated on the downtown waterfront, this 15-story hotel, with its picturesque views overlooking Tampa Bay, is set to remain operational in the short term. However, its prime three-acre lot presents a promising opportunity for potential redevelopment in the future.
Nestled at 333 1st Street South, the hotel boasts close proximity to various prominent landmarks such as Al Lang Stadium, The Dalí Museum, and the Mahaffey Theater, just steps away from Central Avenue and Beach Drive. Originally established in 1972, the hotel underwent a significant renovation in 2014, offering 333 well-appointed guest rooms, 33 versatile meeting rooms, and a generous 47,710 square feet dedicated to hosting events.
A recent filing made with the U.S. Securities and Exchange Commission reveals that the current owners of the Hilton Bayfront, operating under Ashford Hospitality Trust subsidiaries St. Petersburg Florida Hotel Limited Partnership and Ashford TRS Lessee II LLC, have inked a definitive purchase and sale agreement with Kolter Group Acquisitions LLC. The deal, finalized on December 12th, 2025, marks a pivotal transition of ownership at the impressive $96 million price point.
Kolter Group has already demonstrated its intent to proceed with the purchase by committing an initial $500,000 deposit, further solidifying the deal. An additional $1.9 million deposit was swiftly due thereafter, with both deposits being factored into the final purchase price. Pending the satisfaction of standard closing conditions, the acquisition is slated to conclude in the first quarter of 2026.
Although specific redevelopment plans for the site have not been disclosed, speculation suggests a future residential tower could potentially grace the downtown skyline. With the property situated within the dense Downtown Center-1 (DC-1) zoning district, which allows for a base floor area ratio of 3.0 and a potential exceedance up to 7.0 with public approval and applicable bonuses, the prospects for a transformative development are promising. Kolter’s track record in the region, having constructed notable high-rises like ONE St. Petersburg in 2019 and Saltaire in 2023, signals a pattern of reshaping the urban landscape in St. Petersburg.
Interestingly, Kolter’s history with the Hilton Bayfront site dates back to 2019, when the adjacent 1.65-acre parking lot was purchased by the developer for $17.5 million. This lot eventually became the location for Saltaire, situated next to the hotel. In a mutually beneficial arrangement, Kolter also constructed a 205-space parking garage as part of the Saltaire project, later selling those spaces back to the hotel in a $4 million transaction in 2022.
Ultimately, whether the existing 15-story structure at Hilton St. Petersburg Bayfront will be retained in future redevelopment plans remains to be seen. As of now, the hotel will continue to operate as a premier destination for travelers and conference attendees, with the promise of a transformative new chapter on the horizon.
