Residents of Raven Apartments in Denver file lawsuit over poor living conditions

Residents of Denver’s Raven Apartments have taken legal action against their landlords by filing a class action lawsuit due to enduring deplorable living conditions at the facility. Despite being issued over $50,000 in fines and a criminal citation, the situation at the Raven Apartments remains dire, according to tenants.

Two years ago, investigative reporting exposed the dangerous living conditions at what was then known as The Felix Apartments, now rebranded as The Raven. Residents claim that little has improved since then, prompting them to take legal action against Loft 9 Apartments LLC, Apartment Management Consultants, and Trion Properties. The lawsuit accuses the landlords of breaching leases, operating without necessary licenses, and subjecting tenants to unacceptable living conditions.

Giovanni Sargis, a new resident at the complex, reported constant flooding in his kitchen, raising concerns about potential black mold growth. He also mentioned the lack of hot water, forcing him to endure cold temperatures indoors. Another resident, Ashley Arias, shared that she has resorted to showering at a nearby rec center due to the absence of hot water in the apartments. A variety of other issues, including pest infestations and a dog corpse left in a pool, were highlighted by plaintiffs in the lawsuit.

Kelly Reeves, the managing attorney at Sue My Landlord, expressed frustration at the prolonged neglect that has led to the current conditions. The lawsuit seeks damages on behalf of all affected tenants and sheds light on the disturbing circumstances at the Raven Apartments.

Residents fear facing a situation similar to the closure of the William Penn Apartments in uptown Denver, which led to only a few tenants remaining once authorities intervened. Concerns have been raised about the lack of decisive action from property managers and the potential displacement of hundreds of residents if the situation worsens at the Raven Apartments.

Despite city-enforced fines and policy changes aimed at holding landlords accountable, residents feel that more stringent regulations are necessary to ensure their safety and well-being. The Denver Metro Tenants Union is advocating for systemic changes to protect tenants and provide suitable living conditions. In the midst of legal proceedings, tenants are seeking immediate intervention from local authorities to address the pressing issues at the Raven Apartments.
