Redevelopment planned for Flatiron Crossing Shopping Mall
Macerich, a real estate investment trust that specializes in shopping malls, is embarking on an ambitious $240 million redevelopment project for the FlatIron Crossing mall in Broomfield. Plans for the revitalization include an expanded array of entertainment and dining options, anchored by the construction of NOVEL FlatIron Crossing by Crescent Communities, a modern, five-story apartment complex featuring 345 luxury units set amidst 2.5 acres of public amenity and event space.
This mixed-use residential development called HiFi aims to be a bustling neighborhood center for leisure activities, encompassing 25 acres of versatile residential living alongside eclectic shopping, lively dining spots, and local entertainment venues. Planned additions include 1-3 office buildings, one to three residential complexes, a hotel, two to four restaurant pads, ground-level retail outlets, a parking structure, and the demolition of certain surface parking areas to make way for new developments.
As part of the revitalization strategy, Macerich intends to retain the core mall area, AMC theater, Red Robin, PF Chang’s, and most standalone buildings, all of which hold cherished places within the community. The overarching objective behind this mall transformation is to infuse the shopping district with renewed energy and appeal by reimagining key elements of the center to draw in a larger audience. Additionally, several of the new structures are planned to soar to heights of five to six stories, adding a new dimension to the area’s skyline.
FlatIron Crossing, situated on over 100 acres in a premium location along the bustling U.S. 36 corridor, is home to nearly 200 esteemed retailers and dining establishments. With renowned brands such as Apple, DICK’S Sporting Goods, Dillard’s, Macy’s, lululemon, and Crate & Barrel, the mall boasts a diverse range of offerings that cater to a wide array of tastes. Scheduled to open in early 2027, Pindustry will introduce over 36,000 square feet of entertainment and recreational activity to HiFi, further enhancing the destination’s allure.
